How do you determine how much to offer on property?

A:

We use a very straight forward approach. We look at what other properties similar to yours have sold for and what the market suggests they will do in the future. We take out what was paid in commissions, fees, and other costs to get a price on which we base our offer. 

Q:

Are there ANY hidden costs or fees in the offer?

A:

Never. The price we agree upon is the dollar amount going in your pocket. We pay all the closing costs, back taxes, title/escrow fees, and any other fees that may come up.

Q:

After I accept an offer, what does the process look like?

A:

We take care of everything from point A to Z. We start by finding a reputable title company/attorney in the area to make sure all the documentation and funds are handled correctly. Depending on what the property needs, we may do some form of due diligence which could include getting a survey done, performing a perc test, ground and drone photos, and/or more (all which we pay for). Once the title paperwork is complete and all looks good, we can have a mobile notary meet you where it's convenient to sign the final closing paperwork. From there, we close on the property and the funds are either wired to you, or we can set up a check for pickup at the title company.

How quickly can you close / How quickly can I receive my money?

A:

Typically we are able to close within 30 days, but have closed as fast as 14 days. Your funds are wired to you from the title company as soon as closing occurs.

What kind of properties to you buy?

A:

Q:

What's the difference between One State and a real estate agent?

A:

We are the direct buyer for properties. We differ from agents in that with us, there is no listing the property for sale, showings, waiting weeks, or months for an offer, negotiating concessions, commissions, fees, or any additional cost on your end. We take care of all closing costs and even pay the back taxes if there is any.
